We love visiting this hotel. The owners are delightful and the breakfasts are great. Attractive and comfortable bedrooms.

the room was large and comfortable with a walk in shower. The breakfast was excellent and plenty of it. The owner even ordered a Take away for us in the evening. Also laying up a tablefor us. I would recommend it to anyone

As on our stay in May we liked the Coast Yard very much, we Choke it again for this journey. And our expectations were not at all disappointed. Everything was fine except for the weather but that's none of your business...The Staffel is extremely friendly and helpful. We'll surely come back next year.

We stayed two nights with our brother and sister in law.This was to celebrate two birthdays.We stayed in the garden rooms that looked out onto a lovely garden.The best breakfast menu ever!!Beautifully served and presented.We were made to feel very welcome by Damon and the lovely lady serving our breakfast.Will definitely be coming back!!Only downside was the weather and obviously that was beyond your control!😂Thank you for a very enjoyable stay.

A very welcoming establishment with all the facilities we needed. Excellent breakfasts!Although we didn’t have a take-away meal I was impressed that provision was made for people to eat them downstairs.

Our third visit and everything was spot on as always. Clean and comfortable room and great breakfasts. Good places to eat within walking distance and a great base for visiting the area. Picturesque villages and plenty of wildlife areas.

The coast yard is a lovely B&B the members of staff very friendly ,very nice selection of breakfast and the food was lovely , the room we had was room 1 unbelievable size room the bed was very large and very comfortable, nice large bathroom ,bath towels were very large and perfectly clean the whole room was very clean and a lovely selection of tea and coffee and a nice spacious breakfast area , plus plenty of free parking would have no problems staying there again thank you

Our stay was lovely. The place was clean and inviting with ample parking. Garden were spotless and we enjoyed the surroundings. Breakfast had a good selection. Host was attentive and kind, nothing was too much trouble. Thank you for a lovely stay, we will book again.

We booked a last minute short break and had a lovely stay. The room was clean and comfortable. Damon and staff were friendly and accommodating. The breakfasts were a highlight. There was a variety of delicious hot and cold choices. I particularly enjoyed the homemade yogurt and mushroom omelette. TWe will definitely hope to return.

Stayed for one night whilst visiting family in Selsey.The garden room we stayed in was the smallest (no other availability) but very clean and tidy with a good amount of tea/coffee facilities. Breakfast was very well cooked with plenty of choice.We would definitely come back again.

We were warmly greeted and all of the staff are so friendly and helpful. Grant helped us plan our day trips, his local knowledge was invaluable, we were able to fit so much into our short break. The hotel is lovely, as is the enormous mature garden! The rooms were perfect for our needs, and the breakfast choices and quality were outstanding . We’ll definitely be back.

We stayed for four nights at the Coast Yard. Lovely spacious room with balcony at the front of the property. Very comfortable bed and fabulous breakfasts. Beautiful garden with more rooms adjacent. Our room overlooked the busy main road which didn’t bother us, but those wishing a quieter stay might prefer one of the garden rooms at the back. Superb places to eat within walking distance in the evenings and an excellent local bus service. Thank you.

I can’t rate this establishment highly enough. After a disappointing stay elsewhere, this was like a welcome ray of light or even a rainbow! Extremely courteous staff, lovely cool but airy room which is what you need on a hot evening. Lovely comfortable bed. Tasty breakfast. We’ll be back!

Have just returned from a two night stay at the coast yard. The Coast Yard is a real find. Located close to the see and not far from Chichester, I felt totally at home there and couldn't have received a nicer and warmer welcome from the owner who upgraded me, simply because he could! My room was well appointed and very quiet. I loved the breakfast room, which offered a fabulous breakfast from passion fruit (which you don't find ever in the UK) to a full English breakfast. I just loved the atmophere and felt very safe in the back garden, which was beautiful and quiet. I'm definitely coming back next year.

Only stayed one night, which was a shame! Stayed in the garden room 7. My daughter and I slept in the smaller room with single beds which were very comfortable, fabulous nights sleep! (can’t comment on the double bed in the bigger room) The room was lovely and clean, well presented containing the necessities. The breakfast choices were again fabulous! Great variety of fresh fruit etc as well as hot dishes - all delicious! Everyone was happy, polite and friendly ⭐️

Friendly people,very clean room, great quality bed and with all the amenities of a corporate chain and with more character than a Premier inn for example. Lovely gardens and the air con cooler was a nice touch in the bedroom.Of course just a touch more costly than a corporate chain but worth it.

Everything was spotlessly clean, host and staff extremely welcoming and friendly throughout our stay, and breakfast faultless.

Ideally situated at the top of the main road into Selsey, The Coast Yard is very well organised and run. Our hosts Damon and Grant were very helpful and along with their lovely kitchen staff made us feel really welcome. Our room was big, light, comfortable, clean and airy as was the delightful kitchen dining room. Breakfast was both healthy, lots of fresh fruit, and delicious. A really nice little hotel 👍

We stayed at the Coast Yard for two nights. Damon and the team did a great job welcoming us and looking after us during our stay. Really good breakfast and a nice setting in the garden.

Lovely property, well situated for Selsey town and beach and a short drive to neighbouring towns. Excellent facilities, including parking. Very friendly and helpful owner. Lovely bright/airy indoor dining room, lounge area and bar along with a large communal garden/outside patio with tables. Breakfast was excellent with a selection of cooked foods along with a variety of cereals, fruit etc. Something for everyone. Stayed in room 4 for 2 nights, large comfy bed.Thoroughly recommend The Coast Yard, would definitely stay again.

We had a recent stay with you and couldn't fault anything. The customer service was out of this world and everyone was so welcoming and couldn't do enough for you. A fabulous place for a break. Location is good, for breakfast I’ve never seen seen such a large varied choice before, it’s very clean, has a lovely peaceful garden to sit in, rooms have all you need, and best of all the friendly host and staff who made sure you were happy and had all you needed. We stayed in garden room 8. It was lovely and clean with plenty of space for clothes and belongings. There was ample teas and coffees and a small fridge to keep milk, pop, chocolate etc. which was very handy as we had really hot weather. Room did get a bit warm, but being able to open the windows helped cool things down. The bathroom is compact as stated. The garden is beautiful with ample seating. The breakfast was fabulous, with a great selection of cereals, fruits, yoghurt plus cooked foods. We travelled with our little dog, who was made to feel very welcome. All in all a fabulous place to stay.

This was our third stay. As usual, we had a very comfortable twin bedded room with everything we needed, as well as a good sized shower room.The breakfast was amazing, with a beautifully set out display of fresh fruit, selection of cereals and freshly made fruit and yogurt dishes. The English breakfast was delicious and beautifully cooked.Our relatives stayed in one of the garden rooms. Again, this had very comfortable beds, along with clean bedding and towels. They were very impressed too.I really can’t recommend this accommodation enough.

Had a fab time at the Coast Yard. Visited many years and it's really been updated now. The host Damian was really welcoming and helpful.We stayed in the family room and has everything you could possibly need. It was only my sister and I but really spacious and modern.Amazing breakfast with huge choices and I love the honesty bar, what a lovely idea. And to sit in the pretty garden was so peaceful.Would def visit again. Thank you to our lovely hosts, you all do a great job.

The bedroom was comfortable and there was a wet room. The breakfast menu was varied and enjoyable.It was also fairly close to several family members we were visiting.

I was with my husband and two small dogs. Damon and his team were very friendly and nothing was too much. Our family garden room was perfect. The whole hotel is well thought out to ensure everyone is catered for. The choices for breakfast are very appetising. Lovely friendly stay room was very good and clean nice view off the garden.Breakfast very good nice selection of fruit, yogurt's, ceral's and juices.Cooked breakfast not just English was Omlette , pancakes, choice of eggs.The other thing that we have only ever come across just out side of Southwold was you get get a take away or other food to eat and use the breakfast room to eat it in plates and cutlery are provided. Also an honesty bar. We were really pleased because the Monday we came pubs were not cooking, but we think that was because it was early season.

My elderly mother and I stayed in one of the garden rooms for 3 nights. We had a lovely room, very clean and super comfy beds. Bathroom very small but very functional so not a problem. Breakfasts YUMMY! Will definitely stay again. 😁

Excellent stay. Clean spacious room with lovely fresh fruit and yoghurt at breakfast. Slight issue with the entrance way off the road being a bit narrow and easy to miss the first time. Very close to Pagham Harbour RSPB nature reserve.

We stayed for 3 nights at the coast yard. We hadn't booked . Just popped in.The owners were very accommodating & went out of their way to provide us with a lovely double room. The whole place had a lovely atmosphere.I particularlyenjoyed the cooked breakfast & my wife had a good choice of continental style served by a very friendly helpful lady. We will definitely stay there again.

The hotel was very clean . Staff very friendly and helpful. The food and dining area excellent . Only very slight criticismwas the very narrow entrance to the hotel and visibility obscured onto road by shrubbery . Really enjoyed our stay and would stay there again . Thankyou

Loved my 2 night stay here. So friendly and comfortable. The room was really spacious with a king size bed and big bathroom, with the bonus of a balcony. Breakfast was really good and only a 20 min walk to the beach. Highly recommend.

Our second stay at the Coast Yard, we were warmly welcomed back by Damon. The room was comfortable and warm, with well stocked tea tray. Breakfast was very good, my husband recommends the Polish pancakes. Good value for money. Hopefully we will visit again sometime.

This was our first time visiting Selsey, from the moment we walked into the Coast Yard we were very warmly welcomed and shown to our room (room 3). It was absolutely spotless and superbly fitted out. The welcome pack with tea and coffees was very impressive. The breakfast was wonderful. Fresh, hot and well cooked with superb sausages. Thank you Celia and Damon we will be back.

This was our first visit to the Coast Yard and we were unsure what we would find.Our hosts and staff were so helpful and interested/curious as to who we were and why we were visiting.The room was fantastic and the bed huge!Thank you so much.

More of a B&B than a hotel but the little details like dressing gowns ( although not used ) , biscuits on the tea tray and an honesty bar downstairswere a nice touch . Shower cubicle very small but other than that welcoming and value for money .

We stayed at the Coast Yard for 3 nights in mid Nov 23, our little dog was welcome to stay too, initial impression when we arrived was that the place was clean, light, modern and welcoming.We were shown to our room which was adequate for the stay, two beds, one double, one single, sofa, small but adequate bathroom with a shower, breakfast included in stay, freshly cooked breakfast which partner enjoyed, yoghurts, fruit, I always enjoy porridge, wasn't on menu but after chat with Damon, he was happy to cook me (his) porridge each morning, complete with a banana too, thank you.Totally enclosed garden which had subtle lighting at night so if your pooch ventured out after dark they could be seen in the main garden. Plenty of onsite parking close to local shops and pubs.

Amazing b&b, we travelled with our dog and we were looked after so well by Grant the manager. We were made to feel at home. Breakfast was the best I've had at a b&b just so much and delicious. I would definitely recommend The Coast Yard. Nice welcome and friendly owner (Damon I think). Lovely comfortable clean room and everything we needed after a long day walking the English Coastal path. Loved the fact that when we arrived we could grab an alcoholic drink and pay for it when we left. The selection on offer at breakfast and service was excellent and the overall price very reasonable. Had a wonderful 2 night stay. Wish it could have been longer. Lovely large room with the most comfy bed. Lovely breakfast. Can't fault it. Immaculate.

We hadn't been to Selsey before and found The Court Yard online. We booked because of the previous reviews and weren't disappointed.We felt welcomed from the outset,our room was spotless and well serviced daily. A lot of thought and preparation has been put into the needs of guests. The staff are excellent and nothing is too much trouble. The breakfast is varied, plentiful and freshly cooked to order.A plus is being able to sit in the lovely garden after a day out, with a drink from the bar or a cuppa.We would definitely stay here again.Thank you Damon, Grant and all the staff.

Large rooms !QuietAmazing breakfastWe loved it !!!

We stayed for 1 night in a large well furnished room with a very comfortable Queen sized bed. The well designed large garden was a welcome respite from the heat and after a lovely meal in the Cocktail/Tapas bar at the end of the high street, we enjoyed a nightcap in the cool shade. The free car park was a welcome addition but the cherry on the cake was the extensive choice of fresh fruit, juices and,pancakes as well as the more traditional choices, on the breakfast menu. Would definitely recommend this B & B.

Lovely friendly staff, very clean and surrounded by a beautiful garden. If you are looking for a stay near Chichester and don’t mind 20 min drive this place is for you.We only stayed one night but enjoyed the service, especially the tasty breakfast in the garden.

We stayed at Coast Yard last weekend.Damon is the perfect proprietor- professional and friendly. The bedroom was spotless and comfortable with alovely view over the garden. The breakfast choice was freshly prepared and cooked and tasty and it is only a few minutes walk to the village centre. A perfect stay.

I booked 7 rooms for a group of friends: this was the second stay for most of our party.Again - everyone had a great stay & nothing but praise for all the staff & the comfort of the rooms.Have to say - Room number 1 is absolutely fabulous !We all enjoyed a couple of hours in the lovely garden - with pre party drinks from the Honesty Bar before going to our rooms.Breakfast on Sunday morning was plentiful & served by the amazing staff who couldn’t be more friendly & helpful.We will definitely be back again next year - our go to accommodation in Selsey !

Really nice place to stay, we booked the family room for 2 adults and 2 small children. Room was a good size, comfy beds and tasteful beach theme decor. Only thing I would change is the small bathroom, we just needed a bit more space for our toiletries. Breakfast was amazing: great selection, fresh, tasty and excellent pancakes. Also the staff were kind, helpful and welcoming.

Had Room 1 which is at the front so overlooks the road but is a very large space and has a huge bathroom too. A bonus is the balcony with table and chairs. Had a smashing cooked breakfast Sun morning and a wide choice of breakfast buffet options alongside. Second stay this year and will be back for sure.

Our party of six enjoyed every aspect of their stay, the staff are excellent especially the manager Grant, always available andvery friendly, attentive and helpful. He directed us to good restaurants and equally good pubs, and helped arrange taxis and other requests - nothing was too much trouble! The hotel is spotlessly clean, the rooms are very comfortable and well equipped. The Garden is beautifuland has plenty of comfortable seating, the breakfast choices are fantastic and we were able to eat breakfast outdoors on one of the mornings when the weather was good. The honesty bar is well stocked, very convenient, and welcome. There’s nothing to fault and everything to praise, I will definitely be staying again.

Enjoyed a 4-night mini break at the beginning of July. The Coast Yard was conveniently located for touring around this part of Sussex & the accommodation was both clean & very comfortable. We had a garden room opening straight onto a small terrace with tables & chairs & were able to sit & enjoy the peaceful garden. The host was very helpful and the breakfasts delicious - especially the pancakes. We would definitely stay here again.

We spent 8 nights here for our holiday. We had an excellent garden room that was well serviced with lovely gardens. The breakfast was very, very good. Their chef provided an excellent menu all freshly cooked to order. The waitress staff were excellent. Nothing was too much trouble. Our host Damon was always available to help with local advice. We would definitely stay again.

Damon and Rafe were great hosts and made our stayvery enjoyable. Clean accomodation & lovely beach 15 minutes walk away . Great local restaurants & safe car park

No problem with parking and a warm welcome greeted us. Our room was really nice and very comfortable with a large en-suite and walk-in shower.The breakfast quality and choice is spectacular.

We found our room to be very comfortable, clean and well equipped with kettle, coffee, tea etc hair dryer and towels.Beds were also very comfortable.Breakfast was freshly cooked to order and there was also cereal, fruit and yogurt available.I would highly recommend The Coast Yard.

Lovey stay at Coast Yards. Really enjoyed the fabulous breakfast. Room comfortable & clean. All within a short walk to Selsey Village and a 35 minute bus ride to Chichester on the doorstep.

We have stayed there before when under other management and it was good then but we found to be even better. Room comfortable with very comfortable beds. Particularly liked the theme of the whole place bright and calm. Breakfast was TOTALLY excellent. Would definitely stay again.

The Coast Yard is a exquisite,serene and, just beautiful place to stay. Everywhere we looked we saw wonderful landscape of flowers, trails, trees, bees, tables to sit and enjoy a conversation or, just the view.Breakfast is set with individual choices of yogurts, berries, that are wonderfully decorated.Choices of cereals and juices are out and, also included, is a menu of made to order breakfast!Special, local treats are placed out, such as the little delectable apple pancakes!Our room was clean and large enough to feel very comfortable.I highly recommend that you find your peace and happiness at the Coast Yard!

Really wonderful, accommodating place. Stunning location (close to beach and easily accessible by bus or ride-share) right on the main road. We reserved as a last-minute option and could not have been happier.

Took my friend for her birthday! It’s such a nice hotel. They let us check in early and offer you to use the gardens and facilities early also. Room was lovely and bed was so comfortable. You can tell it’s a proper family run hotel because everyone was so nice and accommodating. Breakfast was also very nice, I don’t like a fried breakfast but had very good other options.

Nice and friendly people, clean rooms.Maybe a little bit more water in the shower.

The rooms ware spotless, it is very rare to find such a clean place. The breakfast was very good and rich, host very friendly and helpful 😁. Definitely recommend and give 10 out of 10.

I have to say a huge thank you to Damon and the lovely team who really were so kind and helpful. First time away on my own and with my new dog they couldn’t have been more understanding. He was nervous and I didn’t want to take him into breakfast, so on the first morning Damon set me up at my patio table and breakfast came to me! The second morning there was a knock at the door as it was raining and I was about to abandon breakfast… no no .. breakfast was bought into my room for me. I work in travel, booking and staying round the world in all star ratings of hotels and I thoughtthis is up there with the nicest.The rooms are spotless, well appointed and the garden is another lovely bonus. Nice touches were water in the room ( glass refillable not plastic ) and a make up specific face cloth! Loved that! I’ll be back again definitely!

We really enjoyed our recent stay at The Coast Yard. Were welcomed by Damon. Beautifully clean, warm and great breakfast. We did find the water pressure in the shower was low but apart from that a Gold Star stay. We will be back.

Comfortable room, overlooking lovely garden. Hosts were very welcoming and attentive. When asked if we could check out later they were most accommodating. The choice of breakfast is extensive and omelettes were delicious! Thank you we’ll be back again!

This B&B must be on a par with some of the best hotels, it is clean, Damon & Celia are really welcoming, and the breakfast is to die for, amazing.

Stayed only one night with a friend and my Granddaughter, wished we could have stayed longer. My Granddaughter really enjoyed her stay, she is only 4 years old but it was special for her. We stayed in a garden room, everything was spotless and bright, it was very quiet so we slept well. The room was very big with an accessible shower and ramp which was great as one of us have mobility issues. The breakfast was perfect, the host and his staff we great so all in all I would definitely like to go back

Everybody was super friendly and helpful. Checkin was done online , that was a little harder, not being totally computer literate, but I managed . The room was very clean and extremely comfortable. Breakfast was wonderful . All in all , considering I booked and showed up in 24 hrs it was amazing. I would definitely stay there again if my travels allow.

We had a double room overlooking the garden. The bed was comfortable and everything was clean and well maintained. The staff were friendly and helpful and the breakfasts were delicious and well presented with a good choice of buffet and cooked food from local suppliers. It's a great base for exploring the area and there are some good places to eat in the village. We will return when we are next in the area.

Great place to stay... a little pearl in Selsey and in striking distance of 'Chi' and other places of interest to explore. Damon we the perfect host along with his wife Celia and the friendly little pooch who's name I never got. Damon happily changed my room from a twin to a double (don't tell everyone or they will all want one) to accommodate my lock-down toned physique. The Yummy breakfast ensured that was maintained!! Lots of places to eat locally and the garden was beautiful.... See you guys again next year if the client will have me back :-)

Great little find , and best breakfast ever , the Polish pancakes are to die for . The fruit platter , the great cooked breakfasts and everything else on display . We had read the reviews and I can understand why people rave about this place, it really is so nice. The staff are lovely, the whole atmosphere is relax and friendly, the bedrooms are comfortable and have everything you need, the garden is beautiful and the breakfast is plentiful, tasty and well cooked. The hotel is only a short walk from the beach and Selsey High Street with all its independent interesting shops, and plenty of restaurants, and places for a coffee. We had a fantastic short stay and we will definitely be back. Thank you Barbra for recommending the Polish pancakes (they are delicious) and for your lovely smile and great service at breakfast every morning, Graham & Sally x

We had only booked for one night and when we arrived the place was so lovely we wanted to stay longer but the hotel was fully booked! We enjoyed every minute of our short stay and we really didn’t want to go home, everything was perfect from the room to the garden, the wonderful breakfast and the fantastic staff. We had a lovely Wedding Anniversary weekend and have stayed here numerous times before, were not disappointed even though it has recently changed owners, Grant the Manager and staff were charming and very helpful and nothing was too much trouble also providing a beautiful breakfast with various choices, the room was nicely decorated and very clean with tea and coffee making facilities, our room was a garden room with a lovely view, cannot wait to return for another stay.

We were totally blown-away by the hospitality and friendliness at this lovely little hotel. Everything was perfect right from the start, and we really didn’t want to go home! Grant and his amazing team work so hard to make sure everything is perfect and that the guests are totally comfortable and have an enjoyable stay - nothing was too much trouble. Our stay at the Coast Yard was fabulous. Upon arrival we were greeted warmly. Our room wasn't quite ready so we had coffee in the stunning garden. The room was clean and spacious. The breakfast was simply divine. The Polish pancakes were delicious, and everything is plentiful. Just a great stay - hope I get a chance to come back.

The Coast Yard was cean and beautifully decorated. The staff was friendly and helpful. The breakfast was great, and I understand why people like it. The room was clean and spaceous, and it had a cosy athmosphere. The only negative thing was that I couldn't get internet in our room (we were furthest from the main building), but as the weather was fantastic, I sat outside at one of the tables and wrote on my blog. I highly recommen this place, but if you are dependent on wifi, I would mention this when I book.

Booking and check in very easy and clear through the hotel website. On arrival we received a warm welcome, were shown to our garden room which was compact but comfortable. The room was clean and tidy, a very comfortable bed with a small en-suite that served our needs and plenty of hot water. We had a table and chairs outside our room in the garden to relax. Breakfast was delicious with a very extensive choice from cereals, continenantal through to polish pancakes and apple fritters. The house is a 5 minute walk from the high street and Lenny of parking at the front of the building too. We were visiting family and this was a lovely oasis to relax in with such lovely accommodating hosts.

We have just returned from a relaxing stay at The Coast Yard.We had the warmest of welcomes and all the staff went above and beyond to make our stay as comfortable as possible.The rooms are bright, fresh and clean. We had room 4, which overlooked the beautiful garden and despite other visitors, it was respectfully quiet and we were able to come and go as we pleased.The beach front was less than a 5 minute drive away, or a lovely 10 minute walk.The breakfast was fabulous, with everything you could wish for...delicious and served with a smile.We cannot recommend this place enough and wouldn't hesitate to recommend it to family and friends.Thank you for fitting us in at late notice, we had a really restful stay.

We've been to The Coastyard quite a few times over the last 10 years or so.When we found the previous owners had left, we went in open minded as to what we would find re host and rooms etc. All was well, Damon and his team are excellent. We had a lovely time. We heard the weather was going to be very hot, so wanted to escape to the sea. The Coastyard was great, it has been a few years since we last stayed. The breakfast was enormous, delicious sausages but one would probably have been enough. I had the fabulous Polish pancakes and we shared the second day. Beautiful garden. We hope to be back shortly.

Stayed here just one night after busy few days in Eastbourne and felt like I had found a bit of paradise. Tranquil garden and staying in garden room so peacefull with quality bedding like a marshmallow. Good nights sleep followed by top breakfast with everything that you could wish for . Considering Damon and his team had taken new ownership of the Coast Yard only a week ago we had a lovely stay . Damon changed our room as he wasn't satisfied that it was the quality he expected . We had a lovely room in the extention at the rear of the property with a beautiful garden and a lovely sunny prospect. The room was fitted with a double and single bed, a wardrobe dressing table . Also a table and chairs plus two comfy chairs which you can sit on to watch the TV. A facility for tea and coffee and a lovely touch of biscuits as well . A separate bathroom with electric shower, wash basin and wc with toiletries and flannels and fluffy towels supplied . The breakfast which was supplied was buffet selection of Tea or Coffee , Orange and Apple Juice , Fresh Fruit, Yogurt , Cereal and Croisants. A Full English Breakfast and Toast . We had a lovely stay and we will certainly be staying there again when we come to see our families.

The accomodation was superb, the location very good, on bus route from Chichester railway station and close to town centre and shops. Included breakfast options, all that I sampled, were delicious. Good walks nearby, both coastal and RSPB nature reserves.It felt very covid safe and the hosts were friendly and accommodating in every way. Great value for money too. I could not fault it in any way! Very enjoyable stay.

Coast Yard is a very comfortable guest house. The hosts pay attention to detail, with nice little extras provided.The heating on made it very cosy - our garden room was like having our own apartment. Breakfast was delicious and well presented to our door each morning. Highly recommended.

A lovely place to stay. Greeted on arrival in a pre arranged time slot for Covid precautions. Friendly and efficient host.Room lovely and warm, clean and bed very comfortable, nice touch of bath robe, also a small fridge. Face flannel for make up removal very practical touch. Had a brilliant night’s sleep and in the morning a delicious breakfast was delivered to my room. If the weather was warmer if would have been heaven to sit outside my room in the beautiful garden setting having breakfast.Being able to park on site also an added bonus.

The family room had everything we needed and was a great size. It felt really cosy and had a view of the lovely garden. Having breakfast in the garden was so nice and the food was excellent. Claire was very friendly and accommodating, she very kindly gave me some suggestions before our arrival on where to have dinner locally. A cot bed and high chair were provided for my young son. The beds were very comfortable and with great quality bedding, we slept very well. We had a really enjoyable stay.

The Coast Yard came as a recommendation and didn't disappoint. Great location,peaceful and quiet. We enjoyed a lovely breakfast al fresco in the beautiful garden which our room overlooked. Would definitely book to stay there again.

Claire & Paul are an extremely hospitable couple and everything asked for and possible in Covid times is done - no question.My one bug (explained to Claire) is their far garden room, which can be used for the disabled, doesn't have wi-fi due to a weak router....

I stayed at The Coast Yard whist away with work. Clare greeted me in the car park and showed me to my room. The room was lovely and had everything I needed. I also enjoyed my freshly cooked breakfast the following morning. Comfy bed and an immaculate room.Thank you I will be staying again!

I stayed at the Coast Yard for a couple of nights whilst the weather was nice so I could relax and recharge at the beach .I could not recommend highly enough and will definitely return. Highlights as follows:- Claire was so lovely and helpful (local recommendations, breakfast choices etc) but perfectly balanced with giving guests space.- Privacy of the garden rooms with the ability to come and go as you please.- Beautiful gardens and the ability to eat outside.- Fantastic and plentiful breakfast.- Parking.- Location - ideal for Selsey, Chichester, West Wittering. The beaches were great!- Safe, clean, modern rooms, all covid procedures followed.Thank you for a wonderful stay!

Due to our Portugal holiday being cancelled we decided on a road trip to catch up with our friends in the UK! Selsey was on the list and we found this B&B on line. We were running late and rung ahead and the owners were waiting for us with a smile and nothing was not too much. The room was great, very clean and well equipped for our needs. Due to Covid our breakfast was delivered to our room with no fuss and again was excellent. I highly recommend this poor petty and good value for money

Excellent service from wonderfully friendly and helpful host. Lovely clean room with all the essentials. Great location and easy reach of beach, was able to visit Portsmouth, Chichester, Arundel, Whitterings, Bognor Regis and many more small villages along the coast. Would highly recommend and we will certainly be staying there again. Due to current restrictions we had breakfast in our room, and were able to use garden as weather was great on our first morning.

Excellent covid care and cautions. Delicious variety of quality fresh breakfast options. Accommodation was perfect with a mini fridge, eating table and love seat sofa along with comfy king bed.There were lots of electrical outlets all over the room. The internet wasn't strong, but we managed fine.

Paul and Claire, the host and hostess, really love their B&B, and give the best service to their guests! This was immediately apparent on my arrival when I was greeted with a warm smile, extremely hospitable! My room was beautiful, tasteful decor and clean! A requirement always on the top of my list when I stay away from home! My bathroom was beautiful! I was visiting Selsey under very sad circumstances, yet the experience at The Coastyard, left me with lovely memories! Great covid measures that were clear to follow without being arduous or complex.Friendly hosts.Free WiFi in Room 6 coped well with audio calls over Teams to allow me to work from my room with no issue.Very comfortable bed. Quiet at night. Beautifully kept gardens with gentle birdsong to wake up to.Compact but practical and comfortable room.Great breakfast served to table outside room to ensure limited contact due to covid. Very nice breakfast delivered precisely at agreed time. I particularly enjoyed the fresh fruit bowl and coffee.

Our four night stay was very comfortable and is an ideal location for a short break exploring this area of West Sussex. We have been staying at the Coast Yard every September since 2016.Even with very sensible Covid19 precautions and Social Distancing it is still a great place to stay. The breakfasts were excellent and thewas service was as friendly and efficient as ever. Selsey has lots of food Pubs and Restaurants and beaches with some great views too. Highly recommended

We stayed at The Coast Yard for one night and were delighted with the hospitality shown to us by Claire and Paul. We had an 'outside' family room which was exceptionally clean and nicely presented. Breakfast was served to us on our table just outside the room, overlooking the immaculate garden. The food was delicious and couldn't be faulted in any way. Overall, we were very happy with our stay.

Claire and Paul looked after us really well and ensured everything was as it should be. They always achieve total professionalism whilst being very friendly and informal. We liked staying in a garden room which was nice and quiet and overlooked their lovely garden plus the bed was very comfy! We stayed in the lovely room number 7 for 4 nights Sunday to Thursday in August 2020.Our host's Paul and Claire could not have done anymore to make our stay so fantastic.Paul and Claire have done everything they can to make The Coast Yard safe and Covid secure and we honestly had such a lovely stay with them. Breakfast was amazing, served on time everyday to our room and we ate relaxed in our own garden area in our pj's!(one day we ate in our room because of the rain abd that was perfect too). Our room was lovely and clean and well stocked with everything that we needed and if we needed anything else Paul and Claire were happy to help. We had lots of lovely chats with our hosts and felt very safe and well looked after. We will definitely become returning guests. Thank-you Paul and Claire for such a lovely break away from the madness of daily life. See you soon.

My review does not change from previous reviews. The Coastyard is a well respected establishment. It is by far the best place to stay at when you need to stay in this vacinity.

We stayed one night whilst visiting our daugher and grandsonswho were holiday on a nearby caravan site in Selsey.Hosts Claire and Paul were delightful and helpful.They had all the necessary covid precautions in place and and we felt very safe and comfortable.We stayed in one of the outside "cabins" which was very roomy (it was the wheelchair based room, which we didn't require, but was the only room available on booking.)All facilities were great, the room clean and comfortable and bright modern decor.Breakfast was served on our table positioned outside our room, and we chose the hot sausage sandwich - all beautifully served.An amazing find, and would have no hesitation booking again if ever in the area.

I stayed for three days and was made to feel incredibly welcome.The owners couldn't have done more.They both took time out to chat and I felt very relaxed and at home. The room was clean with enough cupboard space for my needs.Breakast table had a variety of choices, enough to fill anybody's needs.I would return here without hesitation.It has a wonderful garden for relaxing in spring and summer.

Myself and two friends stayed here in August and had a great time. The rooms were lovely, we had the garden rooms and the garden is beautiful. We had tea/coffee and biscuits in our rooms, there was also a silent fridge and TV. There is an honesty book so you can help yourself to drinks and pay on leaving which was nice. The breakfast was very good and there was a good choice. The hosts were really friendly and helpful.

We had a very warm welcome upon our arrival. The room was spacious, clean and comfortable overlooking a beautiful garden. Breakfast was excellent, I do like a full English and this one hit the spot. We only stayed the one night but could have stayed longer. I will be going back to Selsey, and The Coast Yard will be the first place to call, as I can't imagine a better place to stay for the money.

Very spacious rooms, clean and very comfortable. Hosts were so friendly and helpful. Great location to the high street and beach area. A really lovely place to stay, I would stay here again.

What an amazing find this little gem of a place is, met by Claire with a fantastically warm welcome and a feeling of having been friends for years. Paul was definitely the hostess with the mostess at breakfast.We were so lucky to stumble across this place and are really looking forward to staying again.Beautiful rooms and public areas, spotlessly clean and everything finished to a really high standard. Family of 4 including 2 teens, we stayed 2 nights at The Coast Yard and have only compliments to offer to Claire and Paul. They maintain an immaculate B&B situated in the peaceful village of Selsey. We were offered room 7 which features conveniently 1 double bed and 2 separate beds in the connecting room: very useful for small families. Bathroom was cosy but this isn't really a problem if you intend to stay at the B&B for just a few nights. We received useful advice regarding nearby restaurants and walking routes. 40 min from Portsmouth if you're interested in visiting the Historic Dockyard. Definitely recommend this B&B!

Er booked one night in February for a local 60th party. the welcome was a lot warmer than the weather!Very good clean room, excellent breakfast, and wonderful gardens if you're there a little later in the year. We'll definitely go again if the need arises.

We stayed in this B&B for one night only and what a fabulous stay it was! Claire and Paul couldn’t do enough for us and were so welcoming. The room was spotless and everything was just perfect. The whole hotel was beautifully designed and decorated - it really got us in the Christmas spirit! Breakfast was great too - a fab selection of cereals, pastries, yogurts etc followed by a full English cooked breakfast! Complimentary tea and coffee in the room, towels and shampoo/conditioner etc. We would definitely stay again and can’t wait to return!

We had 3 comfortable nights here,the bedding is pretty,there are plenty of drawers and hanging space for clothes, thedecor is interesting and supplies of everything from tissues to cotton wool balls to shampoo! Complimentary tea and coffeeand a bottle of water. The dining room is light and modern with plenty of choice for breakfast and excellent service.

We stayed in the house with a beautiful view over the gardens. Hosts Claire and Peter were excellent as were the facilities and the breakfast.There was a large car park and the beach and eateries are within easy walking distance.We wouldn't hesitate to stay here again and would thoroughly recommend it.

I found this last stay a bit hard without my hubby John but Claire and Paul are ALWAYS good hosts and make you feel at home. Breakfast is plentiful - I love Claire's fresh fruit salad the best! Going to have to try my best to have the same here. On my way home I was thinking that I could bring Harvey next time and give his parents a break, will need better weather though!!! I'm sure he'd love the beach!I found the canal at Hunston and could have walked for an hour but didn't have the right footwear! I know where it is now so will stop next time. Met a couple of couples who were both helpful, didn't realise Chichester was so close!My room was, as has been in the past, spotless and well kept.It was good to be chatting amongst the other guests too.I'll definitely be back so don't worry!As I was saying to Paul on my way out, I need to stay within my comfort zone at the moment and go where I know.Will keep in touch xxx

This was my second stay this year and nothing has changed.......it is absolutely perfect. I am a solo traveller and felt extremely comfortable. I had the same room with a view over the fabulous gardens. Outside the Garden Rooms there are tables & chairs, lovely to be able to relax with a book and a cuppa before breakfast. As before it was pristine, with a great, well cooked breakfast. Claire & Paul are very welcoming, brilliant hosts, they seem to have thought of everything to make the stay perfect. I came home feeling I had stayed longer..... it's very relaxing. I aim to return in the Autumn,

Booking was easy and pleasant and matched by the welcome we received on arrival.Our hosts were most helpful and empathic when responding to our enquiries regarding a suitable local establishment in for an evening meal.Our room was well appointed, comfortable and with all necessary requirements.The 'Honesty Bar' was a convenient facility. While breakfast was excellent, we would have preferred a later check out time, given our later personal needs in the area.

The Coast Yard is a friendly bright fresh spotless B & B.We could not fault our room.The tea tray was well stockedand there was even cream sachets for coffee, which is unusual, as we usually never have a coffee because you use up all the milk making it drinkable.There were dressing gowns in the wardrobe for our use and the shower room was supplied with shower gels and shampoos and new flannels.We were invited to use the lounge/dining area to relax in on comfortable settees if we wanted.Drinks are available in the small bar area.Breakfast was plentiful and cooked to perfection.We would thoroughly recommend The Coast Yard.

Visiting Selsey for a long weekend,staying in the Bunn Leisure holiday park,as we popped down the evening before,we'd made a reservation to stay in The Coast Yard one night.Very pleasing stay,very beautifully presented place and very welcoming.Clair was really friendly with a genuine ethusiasm, gave us a great tip for our evening meal and served us a delicious breakfast the next morning.Only small thing was the shower in our room was disappointing,but otherwise a lovely stay and we were very jealous of their beautiful garden.

The Coast Yard is very comfortable, stylish, spacious and clean. The Breakfast menu is extensive with lovely fruit salad, and the usual range of well cooked options.The owners were friendly and well informed.The beautiful garden, where we could sit and read was an added bonus on a sunny day and the garden rooms have direct access. . My husband Ted & I along with our puppy, Alfie, spent a very comfortable night in one of the dog friendly rooms.We were given a warm welcome and made to feel so much at ease.Claire and Paul Barber were so helpful and charming - they were a joy to be around and we would wholeheartedly recommend their professionally run and beautifully kept B&B.

We had a very lovely stay at the coast yard, a very warm welcome and beautiful room, breakfast was delicious and all had a very relaxed feel about it, would highly recommend for anyone to stay at this lovely B&B

We stayed 4 nights over the recent Goodwood Revival weekend. Really nice welcome from very hospitable proprietor Claire. Lovely, comfortable, recently tastefully refurbished garden room with all facilities. We thoroughly appreciated Claire and Paul's gesture to serve their freshly cooked and tasty breakfasts much earlier than their usual hours due to us attending the Goodwood event! Highly recommended, friendly establishment offering a great service!

In over 50 years' travelling, can honestly say this was one of the best guest houses we have stayed in. Better than most hotels we have stayed in too!Claire was very helpful and her son who was waiting on tables was a charming young man. As he is a university student he obviously is only at theGuest House in the holidays.

This is a Hidden Gem .You must give it a try you will not be disappointed.

I very much enjoyed my stay at The Coast Yard. I was given a friendly welcome and Claire was always at hand to help with any extra requests. The room was clean and pleasant, as are the surroundings. 10 on 10!

Simply one of the nicest places we have stayed, Claire, Paul and their son were very welcoming, nothing was too much trouble. Lovely setting, wonderful gardens.Breakfast was excellent, would not hesitate in recommending the Coast Yard to everyone.

This is a truly lovely hotel to stay in. The décor is superb, very clean and modern. We were allocated a garden room as we had our small grand daughter with us and these two adjoining rooms were perfect. Very clean and well furnished. The breakfast room is light and airy and the choice of menu very good with more tea, coffee, toast if required. Our only wish is that we could have stayed longer than one night but we'll definitely be back. There is also an "honesty" bar which was very well equipped for those who like a nightcap!

The Coast Yard is a large house with a lovely garden close to both the east & west beach in Selsey. It has a nice dining area & lounge overlooking a long garden. Claire & her husband were very attentive to our needs & provided a lovely breakfast.

Booked to stay here middle of July for 2 nights for a friends wedding. The hotel is spotless and the decor makes you feel lovely and relaxed. The family run hotel is amazing and so are the breakfasts. If you visit in the summer the gardens are absolutely gorgeous. I would recommend if you are a smoker to have a garden room so you don't have to go up and down stairs. Can't wait to stay again

First time I've ever stayed at a B&B, wow it's set a really high standard...everything was great, lovely hosts, fantastic room leading onto a beautiful garden, comfortable beds, spotless bedding and the breakfast was wonderful! We stayed 1 night with my 2 boys and we really enjoyed our stay: very nice, quiet and very friendly owners. The breakfast was excellent. The little village is really cute and the sea is 10 minutes by foot. We recommend it very much. Muriel from France

Very comfortable place to stay. Lovely and clean and lovely breakfast. Paul and Claire are very welcoming as are all their staff. We have had quite a few relaxing stays here and each one has been great. Would definitely recommend staying here. Plus it is very near the beach in Selsey and ideal for visiting lots of the attractions in and around the aera. Couple from Thames Ditton.

We stayed at the Coast Yard for 2 nights in July 2016; coming from working in the tourism world in Orlando Florida, i can honestly say that this is a very pleasant, clean, welcoming place to stay. We stayed for 1 night and we got a very nice,clean family room overlooking to the garden.tea,coffee,hair dryer,fridge,information all available.Claire was very attentive.Breakfast was nice!!! She let my daughter to stroke her cat as well!!! Lovely quiet,clean and wellorganised hotel... Everything was quick and easy for us.Love to recommend their place and service...Thanks Claire!!!

The facilities in room 10 for the disabled traveller are superb.The room is comfortable and relaxing with a good view over the garden The welcome and hospitality was very warm and helpful and the breakfast excellent { especially mums home made preserves }and the honesty bar is such a good idea. Although we stayed only for on night we were made to feel at home from the instant we set foot on the premises.The place was easy to find, the room extremely clean and cosy, breakfast lovely with a view on the beautiful garden. But above all, the hosts are friendly and helpful. We only wish we could have stayed longer!

Superb family run B & B with a lovely atmosphere and clean and fresh décor. Stayed in lovely big garden room billed as dog friendly but clean - and no sign or smell of a dog! Great breakfast too. Thoroughly recommend and will come back.
